These
materials are very durable and typically last 30 to 50 years
if installed properly. Tile roofs should be installed with
synthetic underlayment and raised with flow through battens
or with vertical lath and eave risers to allow water to flow
through to the eaves. Valleys, wall flashing, eaves, rake
and ridge should be laced with ice & water shield. Tile
roofs should be flashed with pan flashing and counter flashed
to keep water on the roof and to protect the interior if water
gets through due to breakage. Tiles are brittle and can be
damaged, so the roof cannot be walked on and should be maintained
over time.
